Terms of Service

These terms apply to your use of markwellestates.com and to any accommodation booking made with Markwell Estates Limited (“Markwell Estates”, “we”, “us”), a registered Zambian company based in Kalumbila District, Northwestern Province. By submitting a booking or using this website, you agree to these terms.

Bookings

• Bookings are subject to room availability and are confirmed immediately upon submission through this website.
• You must provide accurate contact details — name, email address and phone number — so we can reach you about your stay.
• No online payment is taken through this website. Full payment is due on arrival, in the currency stated for the property you booked.
• We reserve the right to decline or cancel a booking where information provided is inaccurate or where a room is no longer available due to an error.

Check-in and check-out

Check-in is from 14:00 and check-out is by 10:00, unless otherwise agreed with our team in advance. Early check-in or late check-out may be arranged where possible, subject to availability.

Cancellations

Bookings may be cancelled free of charge up to 48 hours before check-in. Cancellations made within 48 hours of check-in, or failure to arrive, may not be eligible for a refund of any deposit paid. To cancel or change a booking, contact us directly using the details below.

Rates and currency

Rates are displayed in the currency set for each property and include the amenities listed on the relevant room or property page. We do not charge hidden fees beyond what is shown at the time of booking, unless additional services are requested and agreed separately.

Guest conduct

• Guests are expected to treat the property, staff and other guests with respect.
• Guests are responsible for any damage caused to the property or its contents during their stay, beyond normal wear and tear.
• We reserve the right to end a stay without refund where a guest’s conduct is unlawful, unsafe, or seriously disruptive to other guests or staff.

Liability

We take reasonable care to maintain our properties to a good standard, but we do not accept liability for loss, damage or injury arising from circumstances outside our reasonable control. Nothing in these terms limits any liability that cannot be excluded under the laws of Zambia.

Changes to these terms

We may update these terms from time to time. The “Last updated” date above indicates when they were last revised. Continued use of this website or a new booking after changes take effect means you accept the updated terms.

Governing law

These terms are governed by the laws of Zambia.
